THE RENTAL PROCESS

THE FOLLOWING IS REQUIRED TO APPLY:

 

  • Applications are not complete until every applicant has filled out, e-signed, and paid for their application.

  • The fee is $50.00 per applicant over the age of 18.

  • Application fees are NON-REFUNDABLE even if you are denied tenancy.

  • Closing the application or browser will lose this application and you will have to start over. Data is not accessible for your security.

  • A valid social security number is required for each applicant.


Do not proceed with completing and submitting an application unless you have read and agree to these instructions.

 

 

Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. You will be contacted by the leasing office on the status of your application.

 

The application takes approximately 10 minutes to complete and we recommend that you double check the information you provide to ensure there is no delay with your application. The verification process typically takes 3 – 5 business days.

 

An associate from Phoenix Management may contact you for additional information during the verification process. Please respond promptly as to not delay the approval process.

 

Photo IDs and proof of income for each applicant must be uploaded electronically during the application. 

                                                             Acceptable forms of proof of income are below:

  • Copies of 2 most recent pay stubs.

  • Copies of 2 most recent government payments. (SS, SSI etc.)

  • Official new hire letter from employer.

  • If self-employed most recent tax return, 1099 or bank statements.

If we do not receive these documents your application will be on hold until we receive them. If you are unable to upload these documents you can email them to phoenixmanagementsvcs@gmail.com. Please do not fax copies of photo IDs. 

 

 

A $100 administration fee will be charged at initial lease signing for all lease & document preparation. 

 

 

INCOME REQUIREMENT

Household income must be no less than 3 times the amount of rent.

 

 

 

CRIMINAL BACKGROUND CHECK

An applicant may be denied due to any of  the following:

  • Felonies

  • Fraudulent crimes

  • Violent Crimes

  • Registered sex offenders

 

All occupants must meet our Rental History and Criminal Background Requirements.

 

 

Rental Criteria for animals

Policies on animals vary from home to home. There is a NON-REFUNDABLE $250.00 fee per dog and $100 fee per cat. Please call our office to determine the animal policy for the home for which you are applying. Animals are subject to approval.  Photo and vet records maybe required. We do have a no aggressive breed list. Aggressive breeds are prohibited based on each homeowner's insurance policy. All breed restrictions are subject to change. An example of some restricted breeds is below:

 

  • Doberman Pinchers

  • Rottweiler

  • Wolf hybrid mix

  • Cane Corso

  • American Bulldog

  • American Pit Bull Terrier

  • American Staffordshire Terrier

 

No more than 3 animals per home

 

If misrepresentations are found after the lease agreement is signed, the lease agreement may be terminated.
